What is the Value of Anything!!!!!!!
Well as you may all know. I am now a Realtor and I also rehab houses. It is amazing to me how everyone's perception of value varies based on personal taste more than actual facts.
In the Real Estate world there are a variety of factors that come into play when dealing with a buyer and a seller. Now the seller almost always perceives their property as far more valuable than the buyer does. This may cause a seller to stigmatize their property, by overpricing for the current market and losing their best potential buyers up front. Their massive price drops and length of listing raises red flags to future buyers. Then the big question, "Why has the property been listed so long and what is wrong with it?" The answer is nothing. The owners were to blinded by their perception of value, that they end up bargaining at a much lower price than necessary. So listen to your Realtor when they say you should list a little lower for the current market. Remember they get paid commission and they want the best price possible for you.
Buyers on the other hand want a deal. Offering an amount way below listing can be offensive and start a very ugly negotiation. If the house is solid and all the major things are maintained. Don't worry about a few updates if the place is clean. Buy it and upgrade, because when you decide to sell, nobody is going to like your old tile or cabinets either. If someone has lived there for 30 years that should say it all. No one stays somewhere for 30 years unless they really liked the home.
Listen it is hard to update for today's market. Some like modern, some like retro, some like that old house with creaky doors and all. We live in a diverse world of people and houses. Value is in the heart of the buyer. A house either feels like home or it doesn't. No one really sells a house, it sells itself..
